Selling your Home?

Have it Inspected by a Professional Home Inspector First

Be aware. In Mississippi sellers can be liable for many pre-existing conditions in
the home. Having your home inspected before putting it on the market can help
put money in your pocket and make the sale of your home go more smoothly.

As a seller you must complete a property disclosure statement when you offer
your home for sale. This step raises tremendous liability for you, as the seller, if
the statement  fails to disclose everything about the house.

Our home inspection report can be included as part of the disclosure statement
when you list your home and may reduce your liability tremendously.

A home inspection will not only reveal issues of which the seller needs to be
aware, it will alert the seller to sometimes hidden issues of immediate personal
concern, such as a small gas leak or a fire hazard from a previously unnoticed
wiring condition.

A home inspection before showing the house allows you to see your home
through the eyes of an unbiased third-party.  It helps you to price your home
realistically and may encourage the buyer to waive an inspection contingency
altogether in an offer.

A home inspection conducted by a professional home inspector is a thorough, in-
depth visual examination of the structure and operating components of the
home. The written report will include a review of the foundation, the structural
components, roofing, chimneys, gutters and down spouts, siding and trim, attics,
plumbing, electrical, heating, and interior rooms.

At SafeHome Inspections we understand that a seller doesn't want to hear any
bad news. But a few things that need fixing now will be easier to handle while
you have the time, and reported defects don’t become negotiating blocks later
on. We recommend having an inspection upfront. It’s a smart decision.
